Estimates only. These calculators are for education, not a loan estimate, tax bill, or legal advice. Your lender’s Loan Estimate, your closing agent’s settlement statement, and the St. Lucie County Property Appraiser are the final word. Figures are calculated in your browser; nothing you type is sent anywhere.

How this is calculated

  • First exemption: up to $25,000 off the assessed value for all property taxes, including school taxes, if you own the home and make it your permanent residence on January 1 (§196.031(1)(a)).
  • Additional exemption: up to $25,000 on assessed value above $50,000, for all levies except school district levies. Since 2025 the $25,000 is adjusted each year for inflation (§196.031(1)(b)). The St. Lucie County Property Appraiser lists the combined exemption as up to $51,411, so this calculator uses $26,411 for the additional part (Property Appraiser).
  • Save Our Homes: starting the year after you get homestead, your assessed value can’t rise more than 3% or the change in CPI, whichever is lower. That was 2.7% for 2026 (Florida Dept. of Revenue, §193.155). Assessed value can never exceed market value.

Not included: other exemptions (seniors, veterans, disability, widow/widower), non-ad valorem assessments such as CDD or solid waste charges, and portability. The filing deadline is March 1; see the homestead filing checklist.
